In September 2023, it was announced that the first residential project would be launched on the new Palm Jebel Ali date palm archipelago, an upmarket location for a luxury resort lifestyle. The event was a landmark for Dubai’s property market, as the island complex will be the largest in the emirate. The announcement was made by Dubai’s ruler, Sheikh Mohammed bin Rashid Al Maktoum. The two collections of luxury villas, The Coral Collection and The Beach Collection, as well as the Premium Plot Collection, are developed by one of the UAE’s largest construction companies, Nakheel Properties.

Palm Jebel Ali features
The new palm archipelago consists of seven separate islands, which are connected to each other and the mainland by motorways. There will be hotels, a range of contemporary residential complexes, and numerous areas for recreation, sports, entertainment, and pleasant pastimes.
All properties at Palm Jebel Ali will be built to meet modern safety and environmental sustainability requirements. Residents will have access to modern amenities, including well-maintained parks, pedestrian promenades, private beaches, swimming pools, sports grounds, and much more.
Attractions
One of the main attractions of the archipelago will be a multifunctional project called Moon Dubai. The moon-shaped building will have a diameter of 229 metres. In addition to the unique exterior, an exclusive design in the style of space travel and moon landings will be created inside the new complex.
Moon Dubai will include:

- Private club and a range of leisure facilities.
The lunar complex is expected to attract around 10 million visitors annually. Nearby attractions on the island are:
- Legoland, an entertaining theme park for the whole family with more than 60 rides. There is a water park with different types of slides, as well as restaurants, coffee shops, and entertainment events.
- Motiongate Dubai, a park dedicated to popular Hollywood films. There are cafes, restaurants, and souvenir shops.
- Action Park, an amusement park offering such activities as paintball, archery, target shooting, go-karting, and more. The park has a recreation room where you can organise an event for a company.
Environmental friendliness and safety
One of the most important advantages of the new island community is its high environmental friendliness. All buildings are constructed in accordance with modern trends in sustainable development. The construction of residential and infrastructure facilities involves the use of safe, high-quality materials and the application of modern technologies to help reduce the negative environmental impact. More than 30% of the archipelago’s buildings will be powered by renewable energy sources.
An abundance of parks, beaches, bicycle paths, and pedestrian neighbourhoods create an ideal environment for a relaxed resort life.
Beaches and entertainment
The launch of the new archipelago will extend Dubai’s coastline by 110 kilometres. The majority of luxury homes will have direct access to the Persian Gulf coast. The island’s beaches with fine, light sand and clear water will be equipped with changing cabins, showers, walkways, and other amenities. Walking promenades and marinas for boats and yachts will be built along the shore.
Those who are into sports cars and racing will appreciate a go-kart track, MiniGP Circuit, and The Drift Home drifting club located 25 minutes from the island. The JA Golf Resort, a professional golf course, can be reached in a similar amount of time.

According to the master plan for the new palm archipelago, more than 80 hotels will be built here. Luxury hotels will provide guests with a high level of service, numerous amenities, and quick access to the beaches. Their modern rooms will offer stunning sea views.

While the island is still in the development phase, the closest water sports training club, Blue Ocean Sports Training Services, is on the mainland’s Jebel Ali Kite Beach. Spa and leisure

Residents of the island community will be able to stroll along walking paths and take daily jogs on lanes along the sea. Transport
Today, the archipelago is connected to the mainland by several motorways. There are plans to launch public transport here in the future. It takes approximately 40 minutes by car to get to the centre of Dubai from the island community. The journey to Al Maktoum International Airport will take about 30 minutes. The popular coastal neighbourhood of Dubai Marina can be reached in a similar amount of time.
Schools and kindergartens
After the construction is completed, kindergartens and schools will appear in the neighbourhood. Today, the nearest educational institutions are 30–35 minutes away from the archipelago. Among them are the following schools:

Hospitals and pharmacies
Palm Jebel Ali will have pharmacies available for all necessary medicines and related products. The 24-hour Pharmacy Life located on the mainland is about 30 minutes away.
The nearest medical facilities are in the JAFZA area, within a 20-minute drive. They include:

- Aster Cedars hospital, which has surgical, gynaecological, intensive care, maternity, and many other departments. First aid, inpatient treatment, tests, and diagnostics are all available here.
Properties at Palm Jebel Ali, UAE
Palm Jebel Ali is currently in the initial stages of construction. The first project on the island will be a series of premium beachfront villas with luxury finishes and private plots.
New buildings and communities at Palm Jebel Ali
For now, developer Nakheel Properties has unveiled three residential projects in the island community:
- Beach Collection, a development of eight types of villas ranging from 680–784 sq. m. The collection will include five-bedroom Azure Blue, Provence, Mediterranean, and Indigo Ocean homes and six-bedroom Tropical Mist, Blue Horizon, Sapphire, and Acquamarina mansions.
- The Coral Collection, an ultra-premium collection of seven-bedroom mansions. The luxury homes range in size from 1,043 to 1,130 sq. m. The villas are available in eight different styles: Red Aurora, Hibiscus, Coral Living, Terracotta, Cranberry Sky, and Porcelain Roses.
- Premium Plot Collection, a complex consisting of plots of land on which you can build a house by the sea.

The first phase of the new development consists of luxury villas, which will be available in five-, six-, and seven-bedroom options. Interest-free instalments are available to buyers of houses at the construction stage. The first payment is 20% of the total amount, 60% is paid in instalments during the construction phase. The final payment of 20% is made when the house is put into operation. The completion of construction work is planned for 2027.

While the new palm island is still in the development phase, investors can purchase plots of land or a luxury off-plan mansion directly from the developer at the most attractive price.
